I was assigned to assess the value of each asset thru a soft appraisal or “BPO” prior to putting it on the market for sale. I did thousands of these and also went thru certifications to further my skills and was trusted by many banks and servicers moving forward to obtain Fair Market Values for multiple types of properties, ranging from SFR’s, Multi-units and commercial properties. Each type of property takes a special valuation model, which is a sales, cost and income approach which is not common knowledge to the average agent or Broker. I have learned all of these valuation models and have utilized them to the benefits of my clients. I continue to have bank relationships, and they continue to send me their clients whenever possible.
