We purchased a 120-acre parcel out in the middle of nowhere and she had location and access all laid out for us to review the property before we committed to the deal. She even introduced us to the nearest neighbor, a couple miles away. Valuating raw land is not a simple task. Everything is subjective and negotiation to break an emotional attach is difficult.
